Well as the commercial broker, I would be a "buyer representative". I'd use my network and resources to match them up to a property that's for sale either on market or off market. Then we'd communicate with the "seller representative" and the owner. There's a bit of negotiation and some work, but it's really rewarding. Especially financially. Even in my super subpar local market, there's people swinging 400-700k a year.
Once I test things out and prove that my lead generation is solid, I may be able to have other agents do most of the work and I get a cut of everything they do. But that's down the road.
For now I'm looking to come up with a generated list of serious buyers, and match them up with what they're wanting. Think "professional matchmaker"

There's basically one or two platform, like Loopnet. It's been known for where deals go to die. Most of the good deals with a good return on investments happen off market, just between two brokers who know of each other. So I offer a lot of value in that. Especially for foreign investors who want to invest in property here in the US. I'd really like to hit up the Dubai area, since property in certain areas of the US are just way better in terms of investment and are much cheaper.

Nice! So you know what I'm talking about then in terms of off market deals! There's a huge underground movement on those deals. I'll be around, but let me know if you're ever interested in trading up (1031 exchange) or wanting to get more properties under your belt!

Sounds familiar right?
Firstly I'm glad i reached out to Carter after I discovered WF was dead and he pointed me to here. I've been away for some time after most of my estate got burned, left for dust and I got squeezed out of the payday advertising game a few years back.
I've hobbyist dabbled over the last few years and surprisingly still have some top 5 placements in various niches (white hat, brand focused and not spammed), most recent only built less than a year ago.
I'm looking to start up a new 'empire' *cough* with limited funds with a smarter long term plan/focus.
Apart from the crash course what other reading material would you guys suggest I start at?

I'm mostly working on my end game on the internet. The dawn of the internet is coming to an end and if I don't make the jump now to the next level I won't make it at all. It's time to get to work, cause after TheWireCutter sold for $30 million - thousands of new competitors with Old Money are entering the affiliate space - and using SEO in particular. No vacation time for me anytime soon...Still the final boss CC?

Ah man, don't say that! This is my current concern, I left at a point where black/grey was tipping over, big money guys where already in-crouching and google was burning almost everything down.
With that said, I'm sure there's plenty of old and new space to creep into with long term strategies and brand focus.. Or is it too late?
Even with my old burn and churn'ish' sites years back i used to ensure solid foundations and page/content crafting which in some case has stoop the test of time, even given the level of neglect in 3 years.

Nothing is ever too late, just have to work a little harder. SEO isn't as easy as it was 1 month ago, 1 year ago, 3 years ago, 7 years ago, or 10 years ago. Encompass an overall online marketing strategy and build a real business instead of a hobby and you'll be fine.
You'll still have to grind though.

Solid 'site/seo' foundations, research, multiple traffic sources, brand focus and clean site/page building/crafting etc were the keys to my major projects successes in the past. Now i need to unlearn, re learn and turn the real marketing dial upto 11.
I'm not about to embark on a burn and churn mass spread site/s or looking for a quick stack each week to furnish my partying (yup I too blew the lot! many times over! :/ )
Anyway, back to reading! No doubt ill be asking so noobish questions and generally picking your brains over the coming weeks/months/years..

I have a service-based website and would ideally like to bring myself to equal full-time salary with online income as a first step. I'll be looking for an outcome of 20 hours a work week.
I heard about Builder Society from a recent link on r/seo. This 30-day program looks like what I've been seeking. Also, it's important to me not become rushed that it needs to get all done now (This is a note to me when I look back.) This is a lifecycle of a product I want to learn. I expect this business lasts for another 30 years. So there!
My webmaster is successful at what she does. I'm thankful for her work. I'm willing to pay for the next 3-4 months not to lose time, however; maybe in 30 days, I'll have started this process going as well.

Wanted to say hello, I recognize a lot of usernames from other IM and AM forums. My name is Dolly and I've been in online marketing in one capacity or another for 10 years now. I've done a bit of everything; local seo and lead gen for small businesses, ORM, web design, affiliate marketing, jvzoo product launches. Currently I work for a company that builds SaaS, as well as mlm platforms and logistics software. I'm excited to talk shop with other builders.

I became president of the company earlier this year and so that is kicking my butt pretty good as far as consuming a lot of my time. I love my job but my real passion is helping women to build skills that will enable them to work online. I speak at women's events and am involved in projects and charities related to advancing technical skills in women in developing countries. The focus is on providing education in English and then at least one marketable skill they can use to work online. Working online allows people to rise above the limitations of their local economies and governments. It evens the playing field.
Sorry I drink my own kool aid sometimes, don't wind me up lol
CCarter is in the building, legendary.
This seems like my kind of party for sure. I have already read some pretty brilliant advice in a few other threads, really insightful stuff not just untested theoryfluff. I hope I will be able to contribute in kind as well. <3

So I stumbled upon this place a few weeks back after reading something on another forum. I thought @eliquid 'forgot' to take the BuSo name out of his thread there and I ended up here. After reading about traffic leaks and getting half way through the digital strategy crash course though, I now know better.
I've been into internet marketing and entrepreneurship for years now, had some small successes with importing, dropshipping, and developing websites. I then got into copywriting, SEO, social media, and tying it together over the last couple years through working at a digital marketing agency. Now I'm looking to move on from there though, preparing to do so in the next couple of months. You are always limited at an agency - by your boss, your office, and your clients. No freedom to experiment and learn and truly get paid for what you put in.
The plan is to get back into freelance work, offering marketing services while building my own ventures. I'm prepared to do whatever it takes to get freedom from a static office and being limited to what someone else says I'm worth. I already had a plan set out, but some of you guys have given me even more confidence now. The success of everyone here inspires me massively and I know there is no reason I can't do the same if I put the time and effort in.
The value and information provided here is so useful and unlike anywhere else that I just have to start giving back. I have already started implementing some of the wisdom at my agency job - getting better results with outreach, social strategy etc. thanks to @Steve Brownlie and @CCarter especially.
Looking forward to devouring the information here, helping out where I can, and seeing how deep this rabbit hole really goes.
